Where to go from here
This site explains valuation. It does not act for you, value your property or advise you on the law. What follows is where each of those needs is actually met.
By need
Four different problems, four different answers
I want to understand the offer
Start with the appraisal behind it. Reading the report section by section usually answers most of the question in an afternoon.
I think the valuation is wrong
An appraisal review tests the agency report. If it finds a gap, an independent appraisal gives you a competing figure.
I need legal advice or a deadline is approaching
That requires a lawyer admitted in your state. Deadlines in condemnation are real and some are short.
I do not know what stage I am at
The triage hub will narrow it down in two steps and send you to the right place.
By state
State specific procedure and law
Virginia
Procedure, compensation and the statutory framework in Virginia.
North Carolina
Including the Map Act and the two distinct condemnation procedures.
Florida
Including business damages, which Florida compensates by statute.
Texas
Procedure, the special commissioners hearing and landowner rights.
California
State and local condemnation practice in California.
Other states
National doctrine, and the questions that are the same everywhere.

Editorial correspondence, corrections and directory enquiries go to editorial@eminentdomainappraisers.com.
We cannot answer questions about a particular property, review an offer or recommend a named professional. Those require an engagement with an appraiser or an attorney, and the pages above explain how to find one.
